Supply and demand plays the biggest role in determining if a property can sell or not. Valuation is only 1 small consideration to supplement the purchasing decision from a purchaser's perspective as they may need financial loan therefore bank need to be able to support in terms of matching the valuation.
In most of my assignments, prior to kickstarting the marketing campaign, I will always make it a point to run through the recent transactions of the project to understand the price range of similar units that has been sold, the number of similar units that have been sold within the past 12 months time frame, and the number of similar units that are on sale currently.
This will give us a better understanding on who the competitors are, how are they pricing their properties, and also whether are there enough prospective purchaser pool out there for a similar unit like yours based on the average number of transactions over a 12 months period. If there are only 1 or 2 similar transactions a month, but there are more than 10 units listed on the market, we will roughly know that the supply is way more than the demand in market, and adjustments may need to be made.
Any improvements made to your property physically will definitely enhance the vibes of the property during viewing, therefore increasing the chances of finding a matching buyer.
Understanding the market and the ability to anticipate how to position your property will be the key in having your property sold efficiently, and that is why despite a challenging market conditions where developers are enticing agents to push purchasers to new launch projects by offering sky high commission, I am still able to close resale transactions within 1 month period, with the fastest transaction being done 4 days after marketing the property.
