Really thinking of buying a condo but one thing that is stoping me or making me hesitate is the parking situation tbh!!! (guys anyone out there experience the same ??) unit comes with one allocated parking lot but we have 2 cars because both me and my wife need to drive and use it individually . i never really thought about this when I started looking at condos . for those staying in condos with limited parking, how do you all manage if the household has more than one car? Is visitor parking something you can actually rely on?

**Relying on visitor parking for a second car is impossible in almost every Singapore condo, and 2-car households must check the MCST by-laws before committing to a purchase.**

Since 2019, LTA’s Range-based Parking Provision Standards (RPPS) have allowed developers—especially near MRT stations—to build significantly fewer parking lots (often a 0.5 to 0.8 lot-to-unit ratio). Even older developments generally guarantee only **1 lot per household**.

---

### Why Visitor Parking Will Not Work

* **Automated IU Barriers & Wheel Clamping:** Modern condos use automated In-Vehicle Unit (IU) gantries. If your second car is registered to a resident address, the system will block visitor entry or flag it for overnight violation.
* **Strict By-Laws & Fines:** MCST by-laws strictly ban residents from using visitor lots. Security guards conduct nightly rounds; cars parked in visitor lots past midnight or across consecutive days face **wheel clamping (typically S$100–S$200 release fee)**.

---

### How 2-Car Households Actually Manage

1. **Apply for an Official 2nd Car Lot via MCST (Waitlist / Balloting):**
* If the development has surplus lots, the MCST allows residents to apply for a second car decal.
* **The Cost:** It is rarely free. MCSTs charge an additional monthly fee of **S$50 to S$150+** (some luxury/central developments charge S$200–S$300/month).
* **The Catch:** 2nd car lots are granted on a quarterly or annual **balloting basis**. If new residents move in and need their 1st lot, 2nd car permits are recalled first.

2. **Park the 2nd Car at a Nearby HDB Multi-Storey Car Park (MSCP):**
* This is the most reliable workaround. Buy monthly **HDB Season Parking (~S$90–S$120/month for sheltered lots)** at a nearby HDB estate.

3. **Target Condos with a >1.0 Lot Ratio:**
* Look specifically at older developments (completed before 2015) or larger suburban developments away from MRT stations, which often feature 1:1 or 1:1.2 parking ratios and generous surplus lots.

**Buyer Checklist:** Before signing an Option to Purchase (OTP), ask the seller's agent or call the condo’s Managing Agent (MA) to verify: *(1) current second-car waitlist length, (2) monthly 2nd car parking fee, and (3) distance to the nearest public MSCP.*
