Maybe this is a stupid thing to worry about but I’m genuinely curious. Looking at condos now and noticed some developments have a lot of facilities, like pools, gyms, function rooms, tennis courts etc. At first it sounds great but then I started wondering if I’m basically paying extra every month for facilities I probably wont even use For ppl who actually bought condos, do you find yourself using these facilities regularly or after the first few months everyone just forgets they exist?Trying to decide between an older condo with bigger units vs newer one with all the fancy facilities . Not sure if I’m missing something here.

It is not a stupid thing to worry about—it is one of the most common realisations among condo owners. The honest reality comes down to how facilities are funded, how they are actually used, and how project size impacts your monthly maintenance fee.

### 1. The "6-Month Novelty" Effect

Most homeowners experience a predictable cycle:

* **Months 1 to 6:** You host BBQ gatherings, swim on weekends, and visit the gym regularly.
* **Month 7 Onward:** Daily work fatigue sets in. Booking function rooms or BBQ pits requires advance planning and refundable deposits, and commercial gyms near offices are often more convenient.
* **The Reality:** The vast majority of residents regularly use only two facilities: **security/parking** and the **gym/pool**. Elaborate features—rock-climbing walls, karaoke rooms, pet lawns, or bowling alleys—rarely justify their upkeep.

### 2. Maintenance Fee Reality: Project Scale vs. Fancy Facilities

Your monthly maintenance fee (MCST) depends far less on the *variety* of facilities and far more on **the total number of units sharing the bill**:

| Development Type | Typical Units | Monthly Maintenance (MCST) | Space & Maintenance Reality |
| --- | --- | --- | --- |
| **Boutique / Small Condo** | 30 – 100 units | **S$550 – S$800+** | Few facilities, but high cost per share value because too few owners split security, lift, and pool servicing. |
| **Mega Development** | 800 – 1,500+ units | **S$220 – S$320** | Massive resort facilities, low fee per unit due to economies of scale; facilities can feel crowded on weekends. |
| **Older Mid/Large Condo** | 250 – 500 units | **S$350 – S$450** | Generous 1,100–1,400 sq ft internal layouts, standard functional facilities (pool, gym, tennis court). |

---

### 3. Space vs. Facilities: How to Choose

* **Choose the Older Condo (Space-First) if:** You work from home, prioritize large bedrooms and separate kitchens, or plan to stay long-term. You spend 90% of your time inside your four walls, not at the poolside cabana.
* **Choose the Newer / Mega Condo if:** You value high future tenantability (tenants love modern clubhouse aesthetics) or want a mega-development where economies of scale keep monthly maintenance low despite extensive amenities.
