**Yes, noise transmission in condominiums is a real issue, but it depends heavily on the era of construction and the type of noise.**

### 1. Wall Construction: Older Resale vs. Newer Condos

* **Older Resale Condos (Pre-2015):** Most older developments use solid cast-in-situ reinforced concrete (RC) or brick masonry for party walls (walls shared between units). These dense walls provide superior mass isolation, meaning you rarely hear conversational speech or TV sound from next door.
* **Newer Condos (PPVC / Drywall Partitions):** Newer builds often employ drywalls with internal rockwool insulation or prefabricated prefinished volumetric construction (PPVC). If joint seals, service ducts, or electrical back-to-back sockets are not sealed airtight, airborne noise (talking, crying babies) can seep through.

### 2. The Real Culprit: Ceiling Impact Noise

In Singapore condos, the number one complaint is almost never wall-to-wall noise; it is **vertical impact noise from the unit above**:

* Concrete slabs easily transmit structure-borne vibrations such as heavy heels, kids running, dragging dining chairs, or dropped objects.
* Soundproofing a ceiling against impact vibration from below is technically difficult and expensive.

### 3. How to Check During Viewings

* **The Knock Test:** Knock firmly on the party wall shared with the next-door neighbor. A solid, dead thud indicates solid concrete; a hollow ringing sound indicates drywall plasterboard.
* **View at Peak Occupancy:** Arrange viewings on weekday evenings (7:00 PM – 9:00 PM) or weekend afternoons when neighbors and their children are actually home, rather than empty weekday mornings.
* **Inspect the Floor Plan Stack:** Look at the master floor plan to ensure your master bedroom does not share a party wall with the neighbor's living room TV wall or kitchen wet area.
