Hi there, bank indication differs from bank to bank as they are done by different valuers. there is usually a plus minus 15% spread difference. the other thing about bank indication is that it is only a indicative measure. banks will send in a independent valuer to do the actual valuation based on the condition of the unit and the current market trend.
it would be advisable to engage a agent to advice on the reasonable pricing rather than depend purely on bank indication. do drop me a call or text where i can share with you in more details on what really affects the selling price on your unit and what we can do to enhance the value of your property.

Dear owner,

The valuation you have gotten via banks I assume are done on desktop basis, where there is no physical inspection of the property before they give you a figure. This is an indicative valuation, derived mainly from recent transactions of similar properties in the vicinity and with information like when renovation was done and its costs furnished to the banks for considerations.

I am unsure how true it is but I have heard before that banks work with different valuation panels therefore there will be different indicative valuation derived by the different banks, and that there will be rotation of the valuation panels between the banks, which explains why sometimes certain banks are able to give better valuation than others during a certain period of time but not others.

Nevertheless, the key consideration here for indicative valuation is as a guide, which I understand that no owners will be keen to sell below valuation, but similarly, no buyers will be keen to purchase above valuation. It is important to ascertain the guide in terms of value, while other aspects like number of transactions recently for similar units as well as number of similar units that are currently for sale to establish a better positioning for your unit before putting it up on sale according to your needs, in order to put up the best marketing strategy.

Valuation is very subjective, and it's not simple like Maths whereby 1+1 = 2. Different people have different tastes, some like to eat apples while others prefer oranges. Similarly, Valuers (who are also human) can have different valuation for a particular unit, especially in terms of renovation.

I believe the valuation that Banks given you are just indicative. They did not send anyone down to the property to assess it. The figures are plucked out from the recent transactions in the vicinity of the property, and given an estimated value based on different weightage on a set of parameters. Different Valuers has different weightage on different parameter, hence there can be varying Valuation given by different Valuers. Banks uses different Valuers in their panels for valuation purposes, and their panels will be reviewed from time to time.

If your property type is unique, uncommon and rarely transacted, and if you are concerned or unaware of what price to price your property, you might want to consider paying for a professional valuation report. If not, I believe an indicative valuation from several banks would suffice.

The figures that you have got from the banks are all desktop indicative valuation figures. When you request for a valuation, the valuers in each bank's panel will look at the development, size of the unit and floor level and derived a figure using these factors considering the recent transacted prices of similar units.

The indicative valuation is usually a range of value depending on the risk appetite of the bank and the valuers. However, the figure is not conclusive as it serves as a guideline.

I have consistently transacted properties above bank valuation with some as much as more than 100k above the indicative valuation.

There are a lot to consider when selling a property other than the price of the property. So in a way, it good that you have a few valuations so that you can set a benchmark at the price you want to sell.

Most of the buyer will be worry about the Cash over valuation as the mortgage loan only cover the purchase price or valuation price whichever is lower.
Valuation will be very subjective as different bank will have their own set of protocol to follow.
