Commercial market is quite soft now. Good for buyer.

Dear sir/madam,

As long as the property does not have any residential element in it, there will be no ABSD applicable. For example, a commercial unit like HDB shophouse where the 2nd floor is a residential quarter, the ABSD will be applicable on the 2nd floor of property.

The commercial segment of the market has been quite interesting, where we have seen news reports of a number of high ticket transactions where whole buildings or hotels are being sold, but on retail investors side, the prospects are not at all rosy, with commercial retail segment rental doing poorly. other than F&B approved spaces and spaces where the this entertainment license which are in high demand, the rest of the retail spaces are not doing as well, with high turnover rates for many spaces. Commercial offices aren't doing too good too, with emergence of shared work spaces who are also competing intensively for tenants.

There is however, 1 particular sector which I am studying closely and feel that there is a fair bit of potential moving forward. If you are keen to explore into industrial segment, feel free to get in touch with me and I maybe able to share more with you.

ABSD is not applicable for Commercial titled unit. It is only imposed on all "Residential component" of a property.
