Make over of properties before selling will only give you an edge over your competitors if the other units are all not done up and are looking at similar pricing as what you are looking for. It does not mean that you will get a better price after making over, therefore whether it is advisable to do a makeover before marketing really depends on the ground situation.
As such, I always advise clients to provide me more details on their unit for sale, their objective of selling and some financial planning, such that I am able to look into compilation of raw data like recent comparable transactions, the current supply in market to establish the supply versus demand factor in order to get an in-depth understanding on the current situation and look into positioning the property right in the market.
