Hi Ms. Ng,

Theres no restriction for new PR to buy condo. For SPR 1st property purchase, stamp duties will total approx 8% (BSD + ABSD). May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

Hi Ms Ng,

Congrats on getting your PR status! The stamp duty that you are liable will be normal stamp duty which is slightly less than 3% and Additional Buyer Stamp Duty (ABSD) which is 5%. The other costs are:

1. 5% Cash as deposit
2. 15% CPF (will be cash also since you do not have any CPF)
3. Stamp Duty (approximately 8% of the purchase price)
4. Legal Fees of about 2.5k

You will be eligible for up to 80% loan if this is your first property purchase.

SPR buyer are required to pay ABSD of 5% for their first residential property purchase. Bank loan will be based at max of 80% where 5% down payment have to be made using cash and balance 15% down payment can be paid using CPF.
