I purchased two condo and intends to sell but with the current situation, am stuck as with the current market , likely to lose money. Any better advice from professional agent? It looks like the best option is to wait and see if cooling measures will be tweaked, after 2016 and forward?

Hi,

It depends on what price and which development you bought. It also depends when you bought the properties as seller's stamp duty might be applicable if you sell now.

To give better advice, I hope we discuss further with more details furnished so I can better advise you. You can reach me at my mobile at 96428496  .

Thanks and hope to hear from you soon.

Happy holidays!

Warmest regards,
Alfred

Hi,

I can understand your concerns, but to give a value-added opinion, may I understand the project you are referring to and the location? Perhaps we can take a look at your portfolio and see how we can manage from there. Will be glad to discuss more over email and give an illustration of the financial breakdown and options available. Thanks and hope to have the opportunity to work with you.

Hi, to better understand your situation, are the 2 condo units already TOP? And any plans for you to rent it out instead? 1 of the ways will be to rent it out first to secure the repayment to the bank and after that to sell the unit with tenancy. I would be most glad to assist you further and pls feel free to let me know if you need any assistance.

Morning,

Firstly, I would need to know when were both properties being purchased. If they were bought before Jan 2011, you might not be on the losing end to sell it now. However, if they were purchased after that, you will need to factor the required SSD payment. As of now, there are no signed that the cooling measures will be tweeted. Depending on what is your current situation, we can try to work things out accordingly.

Do feel free to contact me for further discussion.

Dear Owner

May I know when you purchased the two properties and whether Seller Stamp Duties apply for your case?
From these information, we can better determine if you can profit or at least break even from the sale of the properties.

If indeed you are facing losses, are the two properties tenanted?
If not, perhaps you would like to explore this option.
Also, you can look into refinancing your current bank loans.

If your need further information on sale/rent/loan options, please feel free to contact me at 90118028  or email to jntan1@yahoo.com.sg

Dear owner,

Without understanding the full details on your situation, it will be inappropriate to provide any form of professional opinion.

I believe all RES will need to find out which projects you have purchased and when did you purchase these projects before any fruitful opinion can be provided. If you were to ask me, the market has not stopped moving despite the soft market, except that prices are not as bullish as it used to be. Just imagine that an executive maisonette in Bishan can be sold above $1m recently so there is no way to say that market is bad. You will probably need to look into how to reach out to prospective buyers and convince them to purchase your unit instead.
