Hi, market sentiment really depend a lot on various factor such as location. For example, a 4 room unit at amk can fetch a higher price than place like woodlands. Why is this so? One of the main reason i believe will be the location.

The pros to get an agent will definitely be:
1) Advice on the value of the unit
2) Have a wide network to source buyer for you
3) handle paperworks as well as getting the best price for you.

Selling price is highly dependent on demand and supply. If your unit is the only 1 selling in the market and there is no alternative choice for the buyers and if your expected price is within their affordability, it is definitely possible to sell at a higher price.

I totally understand that all Sellers would wish to get a highest possible sale price whenever they sell a property. This is human nature.
