Hi,

Yes as long as you have meet the MOP of 5 years, and theres an SC in the household, you can purchase a 2nd property. You can use your CPF for 2nd property as well. But do note if you have an outstanding loan currently, your next loan will be max 50% and there will also be 7% ABSD for the next property.

Good evening buyer,

As long as your household has at least one Singaporean and you have fulfilled your minimum occupation period, you are eligible to purchase a condo and keep the HDB.

If you dont have any oustanding loan, you can take up to 80% bank loan for your purchase. If you have utilise any CPF OA funds in this inherited unit, you have to set aside half of CPF minimum sum ($80.5k) in your SA + OA before you can use the excess in your OA.

Lastly, as this will be your second property. You will be subject to at least 7% additional buyer's stamp duty.

4) Financial planning on cashflow after purchase

Hi Mdm,

For your situation, your current flat will be counted as your first residential property. If you were to purchase another property, you will be subjected to the Additional Buyer Stamp Duty (ABSD) of 7% on top of the normal stamp duty of about 3% approx.

If the current house is fully paid, you will be eligible for a max loan of 80% for your next purchase. You will be able to utilize your CPF for your condo purchase but you will need to set aside half of the prevailing sum amount and can only use the excess amount in your OA account.
