About Lim
He often refer himself as the "Incidental Agent" as he entered this trade by a twist of fate.
Graduated from National University of Singapore (NUS) with a Bachelor Degree in Mechanical Engineering with honours, being a real estate agent wasn't quite in the cards for him.
In his first year of real estate business, the 25 yr old was hardworking, diligent, positive and attained the title of "Top Rookie" in his agency then which also means he was the best performing newcomer.
He started off his first month of business knocking doors every weekday evenings and also during weekends when he has no viewing appointments in his HDB estate.
In his first weeks of door knocking, he sometimes ask himself,"Why am I knocking doors like a salesman when I possess a university degree?" However that was just a passing thought and his perseverance paid off eventually when he got a lead from door knocking to sell a condo unit at Bayshore Park.
From his condo listing, he generated enough leads to work on eventually and he stopped knocking doors as his business took off.
Instead he focus his prospecting by hiring telemarketers and by flyers distribution in both HDB and private estates.
After working relentless for sales for a couple of years, he discovered an important issue he had which was pretty common among real estate agents. He couldn't manage money and he lost money in the share market.
Kah Seng is a firm believer of asking the right questions in life to change life for the better. A few questions he asked then was
"What was the point of having money when you do not know how to keep them?"
"Why am I making money for my clients through property investment and I am on the sidelines?"
Therefore instead of working on pure selling and buying of properties for own use, he decided to focus on investment sales and strategies.
Blessed with working with experienced investors and also the exposure to the many property investments in the market, he was able to make several good property investment decisions in his career.
Kah Seng has a strong belief no matter how good or bad the market sentiment is, there is always a undervalued buy available.
And he is always racing against time to build assets for himself and his clients and in his own words, " An investor's life is short " which actually means the older we are, the harder it is to invest in good properties.
In 2014 where the property sentiment is poor, Kah Seng purchased 2 commercial properties.
In his own words. "A good property will always be a good property if you enter at the right price. Sentiment is not going to change that. Having said that, if you are going to buy a lousy property when the market sentiment is good, it still be a lousy property"
Kah Seng has been with 3 different agencies in his 10 year career and fortunate to learn from few of the best in the industry. He has also won several awards for his sales achievement.
He longer focus his track record on the amount of sales he make but instead he prides himself on the track record his investments has made, especially after year 2012 when people has felt it was difficult to make good property investments anymore.
Today his main focus in business is to source for investments in the commercial sector where there is no government cooling measures and to help home owners restructure their property portfolio at minimal risk.
