Hi,
Looking for valuation to sell seastrand condo( 4 bedroom) and buy 1) cover by the park condo ( 3 or 4 bedroom) or 2) Sky vue condo (3 or 4 bedroom).

Please advise what is the current valuation of these condo. Thanks

Hi,

Thank you for your enquiry. With limited info, we can only make estimates based on the recent transactions. It appears for Seastrand 4BR we could be looking at price range of 900 to 1k per square foot (psf), for Clover 3BR/4BR around 1.2k to 1.4k psf range, for Sky Vue 1.5k to 1.65k psf range.

The wider and higher the range for the Bishan condos is due to its high rise nature (almost 40 floors) and also scarcity of private condos in the Bishan central area.

In any case, as upgrading requires concurrent transaction execution its best to have a good idea of the overall planning and timeline coordination before making the next move. It might be ideal to put up the unit for sale first as it takes time to secure a buyer for a larger price quantum 4BR unit and there is some competition in the Pasir Ris Link area.
