Dear Gurus,
I'm a SPR currently own a condo and have a loan on that. I'm exploring the idea of buying aother condo from an investment perspective. Thinking of buying ones under construction so that payment can be staggered. I'm targeting forest wood or Jadescape (1 BHK). Can someone advise on the payment schedule as well as whether BSD & ABSD needs to be paid upfront?

Hi,

Payments are staggered according to the construction progerss of the project. Nonetheless, upfront for most cases would still be 20% and stamp duties would be payable within 14 days from the exercise date. Hi,

It is wise for you to be able to look further than most people. Indeed, this is the best time to seriously consider further investment to get out of the rat race.

Do note that since this is the 2nd housing loan you're getting, the amount determine by MAS is only 45% for loan tenure less than 30yrs or age 65 yrs whichever is lower.

Timeline for BUC (Building Under Construction) is as follow:
(1) Issue of OTP : 5% (cash)
(2) 7 weeks after OTP : Buyer Stamp Duty + ABSD (if applicable) - (cash/CPF)
(3) Completion of S&P : 15% (cash/CPF)
Completion of the following:
(4) foundation work : 5% (cash/CPF)
(5) foundation work : 5% (loan/cash/CPF)
(6) Concrete Framework : 10% (loan/cash/CPF)
(7) Brick walls : 5% (loan/cash/CPF)
(8) Ceiling : 5% (loan/cash/CPF)
(9) Doors & window frame : 5% (loan/cash/CPF)
(10)Carpark : 5% (loan/cash/CPF)
(11)TOP : 25% (loan/cash/CPF)
(12)CSC : 15% (loan/cash/CPF)

So in your case, your loan should come in to assist your purchase at (10).
