With the land sites sold at record low prices last year for EC developments, will the selling prices be lower when they are launched for sales this year? I am hoping to purchase a 1000sqft unit at 690k.

Hi,

Does the resale levy for 2nd timer apply to you? You may need to factor that as well as most land sites for EC just sold have resale levy applicable.

Developers do have some holding power so it may be a long-drawn wait. Are your plans able to wait that out? You may want to consider Signature @ Yishun with units selling around 700-750psf, its a very well conceptualized EC with affordable entry prices, at a growth region.

Developers who buy lands take a certain amount of risk.

If they manage to buy at a good (low) price, it does not translate to selling cheaper.

Just like you manage to buy a condo at the low, when market goes up, would you sell at Market price ? or sell Cheaper (becos you bought cheap)?

Hence there is no telling is the launch price will be 'low'.
