If you are able to obtain a 80% bank loan, your initial outlay will be as such (based on $2m):
1) 5% cash downpayment: $100k
2) 15% CPF or cash downpayment: $300k
3) estimated 3% buyer's stamp duty: $54,600
4) $2.5k legal fee
5) $500 mortgage stamp duty
6) other misc fees
