Good evening William,

It will be best to speak to my banker so he can assist in your loan assessment.

If you are able to obtain a 80% bank loan, your initial outlay will be as such (based on $2m):

1) 5% cash downpayment: $100k
2) 15% CPF or cash downpayment: $300k
3) estimated 3% buyer's stamp duty: $54,600
4) $2.5k legal fee
5) $500 mortgage stamp duty
6) other misc fees

Hi William,

If this is your 1st property and you are a SC household, typical breakdown as follows:

Cash 5%
Cpf 15%
Max Bank Loan 80%
Stamp duties and legal fees Approx 3%

Hence approx 23% is required within 6-8 weeks of exercising Option to Purchase of your unit. This works out to about 460k, is that something you are ready to work with?

Hi William,

Assuming you are taking 30 years loan tenure without any other financial commitment, every $200k loan amount will require $1500 monthly income, therefore based on $2m property, your 80% loan amount becomes about $1.6m which works out to be about $12k monthly income. Minimum cash component required is 5% of the purchase price.

All figures mentioned above does not consider stamp duty applicable and other miscellaneous fees like conveyancing.
