Hi,

Probably it may be a biased perspective but you could consider purchasing a residential property at a high growth area with good rental income (such as Jurong Lake Region), and a commercial property where there is no ABSD and you can sell the property anytime. Both involves identifying the right location and attributes.
It also depends on how much gearing you can take up and whether you can use your spouse/family name as well to maintain TDSR requirements. However, all investments come with their risks, it depends on your outlook on property and the economy as well. Thanks and hope to discuss and value-add further to your investment plans.

First, I feel that although $500k cold hard cash is no small amount to speak about, in the investment perspective, it is still not a great deal amount to speak of. There are definitely people with similar amount of cash out there waiting to invest. Risk is usually associated with investment, therefore the higher the risk, the bigger the returns. You have put up a gross return value of 10% a year which I highly doubt any local project will have such a handsome return, otherwise many people will be putting their money into it.

In putting money into real estate, the biggest risk factor is always the ability to liquidate. There is no doubt that prices are soft at the moment, but do we see the prices appreciate 100% in the next five years? Are you in a position to take up mortgage loan for this investment?

There are schemes out there which I came to be aware of that gives promising returns but because these projects are in faraway countries like US and Europe (up to 24% returns over about 2 years period), there are definitely risk factors which I think is the biggest obstacle in such investments.

With any form of investment, there is bound to be an element of risk but you can lessen your risk with the correct choice. As one of my fellow professionals had pointed out, we are in a better position to advise on property matters. Your requirement of medium to low risk criteria also fits in more with the passive nature of property investment.

For property, generally a 5-10 year timeframe is the suggested window period to see an investment reap decent gains. It doesn't mean that you won't see any gain in the next 5 years, however assuming you do not invest beyond the stated $500k, the chances of doubling your money is much lower.
