Why private home prices is up again? Can anyone advise if we are on which part of property cycle?

Hi,

It is evident from most signs and symptom;
(1) More en-bloc than any other time, with record high value,
(2) Ending of EC developed,
(3) New launch price inching up,
(4) Developer holding back of launch units.
(5) Stock market has bull run for long time, and slowing down.
(6) REITs value moving up.
(7) CCR resale value moving up

The above adding together are the symptoms to alert us of the trend. If we still can't understand what happen with all these symptoms, then we should not be in this industry anymore.

I'm not sure why do you ask why property prices is up "again". We have experienced a straight 15 quarters of decline since the last "rise" in 2013, how long more do you foresee it to continue to decline?

Having said that, one of the main factors affecting property prices is Supply vs Demand. To understand why prices goes up, you have to understand these fundamentals, and what is in store for the future.

In a downtrending market, many people are always waiting and waiting for the prices to hit "rock bottom" before they feel it's time they enter the market. However, I always like to ask, who is to judge that the market is at "rock bottom" now? We will only know it WAS at "rock bottom" when everything is all over, after the prices already moved up.

To me, property prices is always forward looking. Have you missed the boat to get at "rock bottom" prices? If so, do you enter the market now? Or do you wait for the next "rock bottom" in 10-15 years time? Will you be able to exactly time the "rock bottom" come 10 years later? And how many 10-15 years do we all have? Can we afford to miss so many cycles?
