Why is Parc Sophia (freehold and going at 16xx psf) so much cheaper compared to surrounding developments (eg. leasehold condos in the same area going for 18xx to 20xx psf)?

We understand that the development is up a hill and not very accessible via foot for elderly, but we see the same issues with other surrounding developments (whose prices seem to be higher).

Point on, the key consideration when entering a purchase is the potential growth, therefore we need to look into the number of resale transactions in Parc Sophia against the other developments. Are there sufficient transaction volume to push and support the price expectations. These are some of the key reasons why some developments see better appreciation than others. 1 setback of boutique sized developments have over the bigger developments are the lack of volume. In addition, the potentially higher maintenance fees can also be a contributing factor why there is lesser transactions and at a lower pricing.

Good afternoon,

I guess this is a good illustration that the buying behavior in SG has its peculiarities, in the sense that freehold / leasehold factor is not always the top factor priority especially when the age of the developments are not that big of a gap and still relatively new.

If you use Sophia Hills as comparison, the relatively newer condition and design, bigger land size and facilities available, more efficient floor plans and facing of some units not as near the next block, all these factors seem to be prioritized over the tenure since the vibe and livability is better, and therefore higher PSF ranges are attained. The first buyers also set a price floor for the development, which supports the entry prices here.

Other factors including lesser transactions typically in freehold boutique developments to push up the overall price of the development over time, as well as higher maintenance fees with limited facilities use.

Hence sometimes 99 years leasehold projects can outperform freehold projects in the first 10 to 15 years of the completion.

The price (or Value you may call) is not only determined by the tenure of the development. There are many other various factors that will affect the prices of the units in the same vicinity.

Some of these factors includes:
- age
- land size
- unit size and layout
- number of units in the development
- density of the development (number of units over land size)
- facing
- landscaping
- upkeep of development (looks)
- maintenance cost of the development (think monthly maintenance fee, sinking fund), etc
