1) According to the 2019 Master Plan. The majority of the properties in this area are under a plot ratio of 1.4.
2) Therefore they are only allowed to build up to level 5 maximum.
3) Over this area only Forest Woods Residences & Yi Kai Court have a plot ratio of 3.0. The HDB flat land has a plot ratio of 2.8 which allowed it to be built to a higher building.
