Hi Sharon,

If you look closer to the surrounding projects on Mt Sophia, you will realise that this is not the only project with lower psf as compared to other D9 condos, and with already 20 years clocked in for its 103 years leasehold, the pricing is definitely going to be lower than the newer projects like Suites @ Orchard. If we were to take into consideration other sections within D9, then it will likely not form up a good comparison. If we are able to know more about what you are looking out for, perhaps we maybe able to assist better in your situation?

There are many factors affecting the prices of the units in a development, eg:
1) age
2) balance lease
3) maintenance of common areas
4) maintenance fee
5) land size
6) facilities
etc.

As for 8 @ Mount Sophia, the land ownership could be a potential reason for the subdued lower price, as the potential of enbloc is near zero.
