Hi,

Gem Residences is 72% sold, with some of the units reserved, thats considered healthy volumes and I am not sure if your info source is updated. Maintenance fees depends on unit size, the larger the unit size the larger the share value hence the higher amount. May I know which size you are considering?

May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

I'm not sure where you get your information, but Gem Residences is selling out fast. It is 85% sold, with only 72 units available currently. 419 units are sold till date. Developer held back some units and not released for sale.

Conservancy and maintenance fees depends on the unit you own. But I'd say generally, this fee is reasonable for new developments. Older developments may require higher maintenance cost and may lead to higher monthly maintenance fee.

Hi,

I believed you already read all the comments posted. Yes, it is selling well and still selling almost weekly.

The main reason for the delay of selling all was because there were some discrepancy between the actual selling floor plan and the submitted floor plan to URA. Some of the these units were hold back to sell during the time when the property is hot.

Moreover, these units are the larger floor area and higher quantum in this case, which is also a norm that these units are still available.
