What would be a better investment and a more prestigious address 2bedroom freehold condo at Meyerise Meyer road D15 or a 2bedroom freehold condo at One Balmoral, Balmoral Road D10? Please advice.

i think if you look at these 2 project.

meyerise rise 2 bedroom face unblock landed view.

one balmoral is the location that speak for itself right at the heart of orchard. when Government tender the land of Raffles girl school when the school vacant then the price will be seen.

you can decide what you want. go for another viewing. See the feeling is it the same as the first if yes then that is the place that you want.

Hi Mr Victor, if your budget allows, I would suggest going for the property at district 10. Reason is simply because the rental yield as well as the capital appreciation will be very much different from the property unit at Meyerise. What is your definition of good investment? What is your definition of prestigious too?

In common industry perspective, we can probably define prestigious, and I believe at least 99% of us if not 100% will think that One Balmoral will be a more prestigious option in terms of address.

What is your positioning in asking such question if I may ask? Without knowing where you are coming from, it will be difficult to give proper advise.

Speaking from an investment point of view, One Balmoral would be the better choice due to the greater potential for capital appreciation. Prestige wise, both are located at an exclusive location and have high demand.

I would like to highlight to you that a more prestigious address does not equate to a better investment.

Have you asked yourself, what makes a good investment? Is it the capital appreciation that the property promises? Or does it fetch a good rental yield? Or is it of good rentability that you do not have to worry about leaving the property vacant for too long in this current tenants' market?

Also, I noticed your above choices revolves around Freehold. Is Freehold properties really a better investment than their leasehold counterparts? Have you compared prices of leasehold properties vs freehold properties within the same location? Are you willing to pay that extra more just because it's Freehold? Is there any other options in this current Buyers' market other than One Balmoral and Meyerise, that you may have overlooked?
