I’m Daniel Tan from PropNex Realty.

The enbloc potential for every development will greatly depends on the location, tenure of the land and also the condition of the market.

Based on my experience, one factor that wil lincrease the chance of enbloc will be the ability to increase the usage of the land; meaning to build more units on the same piece of land.

However, all enbloc need to go through the owners and residents of the estate, they have the final say on whether an enbloc might happen or not.

Good evening James,

You will need to do feasibility study to see whether does Belmond Green has potential for en bloc.

1) Prospective buyers wont have to pay lease top up premium cause its a freehold project.

2) Project TOP in 2004 so i feel its still fairly not old.

3) You have to find out whether its the GFA has been maxed out currently. Cause if not, development charge will need to fork out by developer/ buyers for increase in intensity.

4) Have to see whether current market GLS/ Enbloc price translate to an attractive price to existing owners if not, the project might not en bloc so easily.

The potential of a collective sale for Belmond Green this cycle is pretty low as it is a relatively young development of less than 15 years. From experience, most owners will not want to go for collective sale so soon and developers may prefer older options in the vicinity as their price tag is much lower.
