Hi, 2 more main reasons to it... Firstly, a newly built condo would be able to fetch a higher price should you decide to sell it in a few years time. Secondly, your monthly loan payment only starts upon the unit TOP, so technically you have a couple of years to accumulate savings as well as cpf funds.

May I know what's your intention?

Own stay or investment?

For investment:

New launch normally will appreciate during construction period but you can only obtain rental returns only upon TOP.

As for resale units, you are able to receive instant rental returns upon completion but chances of appreciation will be lower.

For own stay:

Depends what's your comfort level in purchasing either one. Some buyers prefer resale so they can view and have a feel of the unit while some buyers prefer new launch because they are new and will be the first occupiers of the unit.

Hi,

New launches follow a progressive payment schedule hence your monthly commitment is not that tedious from the start, and usually as the project TOP, there will be buyers whose timelines can't wait and will be willing to pay a premium for a choice unit.

Also new launches have more relevant facilities and longer balance lease term, hence resale value is higher.
some buyer groups will only go for brand new units.
