Dear Sir/Mdm,

For new projects, there's a few windows to sell, one which is after the SSD date and the other one is upon TOP when potential buyers can move in immediately to a new unit when purchasing.

For my clients, I will usually take at the price trend and recommend the time to sell taking into consideration their reasons and objective of selling. It is important to know whether there is further upside to the development before putting the unit up on the market.

Hi,

Upon TOP is a milestone where you can exit as buyers who cannot wait can receive a brand new unit and don't mind to pay a premium sometimes. Another could be when valuations generally increase as land prices nearby rise in tandem. This is typically within the first 10 year period. Also one needs to be selective on projects that have more catalysts for potential future price growth by referring to URA master plan developments.

By the way, I would typically advice owner to sell a new project within the 3rd year once SSD period is over to the 10th year period. And we also have to analyse the number of units selling in the same condo and their asking price too.

Good evening,

I think you got a few pointers correct.

If you purchase during first launch, TOP will be a good time to sell it cause some buyers just plainly prefer to buy units that they can feel and see.

If your SSD period exceeds TOP date, that will be a good gauge as well but you will either need to occupy it or rent it out.

But generally I will monitor the market trend and advise my clients when to sell. If the profits outwin the SSD even before it completes, I will advise accordingly as well.

Hi,

1) In general, it is the TOP or before TOP as long as it went past the 3yrs SSD.
2) This is similar to the MOP of the HDB flat.
3) The reason is simply because of the higher remaining lease, and it is ready or going to be ready for its own stay. For investors, means can start collecting rent without waiting.
4) Thus this type of subscale is most popular with buyers. And the price is at the highest or almost the highest.
5) Most banks will match the asking price unless it is ridiculous unreasonable.
6) However, it is also important to read on URA plan on the year intent to exit when purchase. If the supply is low, it is also an indication of a good time to exit.
