We are staying in a CCK EC and next year, we will fulfill the MOP and we are keen to sell it off but we are debating whether to sell it next year or carry on staying and sell it at the 10th year. Is there a hugh price difference if we sell it at 5th year/ 10 year?

Hi,

Thanks for your enquiry. Another thing to factor into the consideration is the next property you are looking to change to. Selling in another 5 years time will also mean your max loan tenure is likely to be shorter by 5 years, which means a smaller amount of loan attainable. If you are looking to move to a higher price quantum property, a smaller amount of loan can mean a material difference in the next property that you can purchase. Loan policies may also differ by then, which makes the upgrade more difficult.

From ground experience, typically resale EC buyers are either HDB upgraders staying nearby or SPR owners who want more than a resale HDB. Its quite rare to see foreigners purchasing a resale EC, even though at the 10 year mark when the EC is fully privatized. It may not mean a meaningful price difference to sell it 5 years later, while you get hit by a lower loan quantum attainable in the future.

Resale prices are trending upwards now and it is a good time for most owners to exit at a good price outcome. Perhaps we can discuss further if I can have more info?

By then valuation pricing and other factors like bank interest rates does make a difference to it.

Dear Sir/Mdm,

In my humble opinion, it depends on your intentions and objectives after selling. If the plan is to sell the current EC unit and upgrade then I will suggest you to do it earlier instead of later because in the next 5 years, the housing price may continue to increase and therefore it is better to lock in at a better price if the quantum of the next property is higher. The interest rates are still low now and therefore you may lock in at a lower rate for your home loan, resulting in savings.

Dear sir/Mdm,

You have mentioned about part 1 of your plan, which is to sell after meeting the MOP, but unsure when to do it. Part 2 of your plan is? Do you intend to upgrade or do you intend to cash out and look into buying something that you are able to fully pay off? For upgraders, I will definitely say it is in your interest to look into selling upon TOP given that you will be looking to commit to a higher quantum property, thus have a longer runway in terms of your loan tenure may probably relief you some undue stress from higher mortgage monthly payment should you only make your move 5 years down the road. Ultimately, the situation is that when you sell high, you are likely to buy high too, therefore it is advisable to lock in the loan now with a still attractive interest rates.
