We are a young couple looking to buy our first property - new launch freehold condo at D9/10/11 for own stay for the next 5 years before planning for first kid. Is it wiser to:
(A) Buy a 2 bedroom now and upgrade later upon first kid or
(B) Buy a 3 bedroom now

Also, would it be easier to sell the 2 bedroom or 3 bedroom subsequently?

Because of Covid-19, the trend has changed. People tend to go for the bigger sized units now, as we appreciate space in our homes due to the long hours of WFH and HBL.

If finances allows, my suggestion for you would be to go for a 3-bedroom unit.

However, I am puzzled why do you shortlist only Freehold condos in D9/10/11? Is there any reasons behind it? Perhaps you could also share what's your budget for the purchase?

There are many choices for you to consider for FH condo in D9/10/11, some of them are expected to complete in 2024 - 2026. So, if you don't want to wait for so long, we'll have to look at those that will be ready soon.
The sizes also varies, for example, a 2BR unit can have a range of 600sf to >1000 sf. 2BR or 3BR both are good choice, important thing is able to meet your needs and lifestyle.

I would recommend buying within your comfortable budget range and ensure that the monthly repayment is affordable. This is because the quantum in the prime areas you are looking at are higher and therefore you do not wish to find yourself in a situation when you overstretched yourself and need to exit when the property cycle is not at or near the peak.

Both 2 bedroom and 3 bedroom units appeal to upgraders but with the growing trend of working from home in the future, larger units will attract a stronger demand in my opinion. Other factors which you may also want to take into considerations are the size of the bedrooms, whether the kitchen is an enclosable one and whether it has a utility or helper's room. All these factors contribute to the sellability of the unit in the future.
