Normally developer's pricings are nett after discount. Might have to try with a cheque if your offer is below the discounted pricing.

Hi Mr Ting, I'm afraid that this may not be always true. For eg, I brought different buyers to various showflats before and all would get their choice units with discount attached to it. Especially in such a down times as this, developers would rather earn lesser profit than to totally reject you for asking about discount, which does not make business sense to them.

You may like to share with me more about what was going on at the showflat yesterday and perhaps I could assist you further from there. Have a good week ahead.

Hi JS,

Discount at showflat is not always applicable. Also, the pricing that the agent has quoted to you could already be the discounted price. Lastly, are you looking to purchase purely based on the discount or the prospects and benefits of the project?

Perhaps we can think along this line on why will developer want to give huge discount. Will the discount be beneficial to the buyers if in future, the buyers have difficulty liquidating the property or even renting it out while others who purchased another project without discount can enjoy huge demand from prospective buyers and sell it off easily in future?

It is a matter of perspective and benefits as well as purchasing within affordability that matters.
