Hi, in 10 years time, Gardenvista would have turn 20 years old and that would be quite challenging if you wish to sell it on a high. So my advice would be Hundred Palms. Both products are different product categories altogether, may I understand your considerations further so to make better recommendations? For Gardenvista, people tend to go for freehold in District 21 and the ones that command a premium are those nearer to the brand name schools. Is there a reason you have narrowed down to this project? Do you plan to sell your HDB assuming if you get this property?

For Hundred Palms EC, you are entering at an entry price with an immediate price advantage versus nearby comparably condos along Yio Chu Kang road. Its also within 1km of Rosyth School, a top primary school which will command a good school premium when it comes to resale value. Theres also limited condos within this locality so the buyers who like this area has limited supply options, which in turn drives up your resale value.

To be quite frank, it will be difficult to ascertain which would be a better investment because they are of very different locations which appeals differently to prospective buyers and tenants alike.

Aaron has pointed out a big and credible consideration in terms of property age, however, rental returns wise could be a more attractive option at Gardenvista. If you are looking at a healthy purchasing budget, I am sure there are more options than these 2 projects for considerations.

Hi,

These 2 developments are very different to each other. I wonder why the comparison between an apple and an orange.

Hundred Palms is an new launch EC, hence you are will have to fulfill the 5-year MOP before you can rent out. And that is not counting in the number of years it will take to build. In term of investment perspective, you will probably lose out 8-9 years of rental income.

Gardenvista, on the other hand, is a resale condo. Immediately upon the purchase, you can rent out the unit for the next 10 years. With a conservative monthly rent of $2500 per month, 10 years of rental would amount to $300,000 on rental income alone, without taking into account any form of capital appreciation. I'm not sure if Hundred Palms can appreciate this amount in 10 years time.

Hence, if it boils down to these 2 options for investment purpose, I would like to think that you should go for Gardenvista.

However, having said that, I am not saying Gardenvista is the best investment you can make. I do strongly believe you have much better options in the current market than the 2 options you provided.
