This is my first time buying a private condo and have a budget of $650k. I'm interested in Tampines area , looking for 1 Bedder e.g., The Santorini. Would like to check what is the exact buying process for a private condo.

Dear sir/mdm,

It will be important to establish the financial aspect in terms of loan and cash aspects before making any offers. As purchasing a private resale condo or apartment is considered buying under private treaty. the typical timeline and commitment is as follows:

1) Making an offer by putting up 1% of the offer price in cheque addressed to the owner
2) Should offer be accepted, the seller will grant you the Option To Purchase (seller will not be able to sell the unit to anyone else within the option period which is typically 2 weeks)
3) Purchaser will need to exercise the Option To Purchase at the law firm and prepare another 4% of the agreed price in favour of the seller law firm conveyancing account within the option period. Purchaser to get ready for stamp duties payment. If buyer decides not to exercise the Option To Purchase, the 1% given to the owners will be forfeited
4) Purchaser to make necessary arrangement for bank loan if applicable anytime after the Option has been granted.
5) Legal completion to take place typically between 8-12 weeks after Option To Purchase has been exercised. This is where the remaining funds needs to be ready, whether in terms of loan or CPF and cash for the purchase.

Do take note that legal fees and some admin fees will be applicable like lodging of caveat.

Good afternoon,

It will be good to work out the finances first so to ascertain the affordability. May I know the amount of cash + CPF OA you are planning for this purchase? Also I can also assist to estimate the max loan attainable and the monthly repayments required.

For resale private condo, typically it takes approximately 3 months to complete and for you to get the key. Your will also be required to come up with 5% option fee for deposit within a 14 days period so to secure the unit.

Good afternoon,

When you are ready to commit, you would pay seller 1% to buy an OTP (Option to purchase). This OTP is usually valid for 2 weeks (can be slightly more- subject to mutual agreement). In this 2 weeks there are 2 things u need to do: Appoint an lawyer to act on your behalf + Get a loan approval from your prefered bank (unless you paying full cash). Before the OTP expires you will need to exercise OTP at law firm by paying another 4% and necessary stamp fee. The completion will take about 8-12 weeks. You will only need to pay the balance on completion date

Hi,

1) Once you identified the ideal unit and completed the negotiation.
2) You have to get all documents to verify the ownership of the unit.
3) Place a 1% cheque or do fund transfer address to the owner only.
4) Collect the signed OTP from the owner.
5) Secure your bank loan with the signed OTP.
6) Once you contact your conveyance lawyer, he will instruct you on what to bring, the amount to pay, and the payee's detail. You may raise any questions regarding the payment and timeline to the conveyance lawyer at this juncture.
7) Exercise (sign) the OTP in front of your lawyer, and place 4% for exercising the OTP.
8) At the same time pay the buyer stamp duty.
9) It takes around 3 months from the issue of the OTP to completion. You have to prepare to pay the 20% in cash and/or CPF on the completion day. This is assuming you have secured a 75% mortgage loan.
10) You are supposed to collect the keys and all necessary items related to the unit on the completion day.
