Dear Sir,

The safer way is to get her to appoint you as the power of attorney so that you can sign on her behalf. Alternatively, you can enaged an agent on her behalf and once a buyer is secured, can send her the documents for her to sign overseas.

The marketing process can kickstart first, if your sister has access to her Singpass log-in with 2FA wherever she is. She can log onto the HDB resale portal to register her intent to sell first where marketing process can kickstart. Thereafter, there are 2 options:

1) Courier all necessary documents to and fro to your sister for signature.

2) Have your sister appoint you as the power of attorney where you will then be authorised to sign on the documents pertaining to the sale.

Hi Sir,

May I know if this property is a HDB resale flat or a private property?

If it's a HDB flat, there is no need for her to sign if a Buyer has not been found. She can easily log in to the HDB resale portal to "Register her Intent to Sell".

If it's a private property, she will only need to sign on the OTP when she have received an offer from a Buyer.

She could also appoint you as the Power of Attorney (POA) to act on her behalf on matters with regards to the sale of the property. If not, you could courier the documents to her, and let her sign the documents in the presence of the Notary Public in the country that she resides in.
