Some advice is needed from you regarding the minor repair clause.
A water heater is spoiled in my rental place and the fix cost is 400. In contract it states the tenant should bear the repair/replacement up to $200 per item.
Therefore,
1. the landlord charges us ( 3 tenants of us) 133 per tenant (400 divided by 3) which does not exceed $200 per item, because of three separate contracts.
or
2. Each of us pay $66 (200 divided by 3) since item cannot be counted 3 times because of three separate contracts)
which one is the correct interpretation?

Not too sure why there are 3 separate contracts, are you guys on room rental instead of the whole apartment?

It is best to speak to a legal professional in this case as it is quite complicated with.3 tenancy agreements running concurrently.
