Price in psf differs and is not fixed on a certain psf. SIze and floor level can affect the psf as well. A $12xx psf can be a large unit, as compared to a $16xx psf for a smaller unit.

However, having said that, there is no units in Gem selling at $12xx psf. There may be some form of misrepresentation from the agents listing at this price.
