Property gurus, I am a SPR.. I am planning to buy condo.. But due my work nature I may not stay in SG After 3-4 yrs. Is it good idea to buy now and rent it later or just dont invest? What do you all suggest? Please dont answer very generic.. Put yourself in my shoes and answer very friendly and logical suggestion. Many Thanks

Hi there, this is quite a generic question, to which my suggestion would be to find out more on the current property market and then make up your mind if it is a good time to invest, with the current oil crisis and increasing interest rate, property is one of the safest form of investment with we come across the correct development. Hi,

Typical residential property investors now have a longer-term investment timeline in mind, probably towards 8-10 years. If you are looking at 3-4 years, why not consider an under construction project in a growth area? When project completes, you can sell off and ride on the appreciation. There are owner occupiers who prefer to get a brand new just completed condo due to their timeline issues. Thanks and hope to assist further.

In my opinion, it is a right time to buy in units selling grossly undervalue instead of brand new developments selling at market value in order to capitalise on future prospective gain. It is perhaps the best way to safeguard your asset since even if market dives southwards more, you are still in a healthy position when you have already purchased at a future price. That said, it means you will probably need to spend more time at browsing through the different portals for bargain purchases or even visit auctions to do so.

In my opinion, it will be worthwhile to invest in a property now. These are the reasons:

1. In view of the protracted sluggish real estate market, it is now a buyer's market and you may be able to pick up a value investment property for a good price.

2. A property is an assets, it will appreciate over time especially in a country like Singapore where land is limited. Once the government taper the cooling measures, I am sure real estate will continue its upward trajectory.

3. There is still a healthy demand for rental apartments and condos in Singapore. By investing, you will be able to a positive cash flow while waiting for the price appreciation. Few instruments will offer an yield and potential as compared to an investment in real estate.

For current market situation, it's all about buyer's financial capability against holding power. You should also be aware that with more newly built private property heading for TOP soon and labour crunch, the rental market will be softer as well. Hence it's definitely more prudent to buy based on your budget and worked on sustainability.
