Hi,

Valuation for landed houses largely differs from non-landed residential.

For landed house, some of the factors that will affect valuation are type of landed, land size, built-up, last renovation or A&A done, tenure etc.

For non-residential, it's more straight-forward, as valuation will likely be based around the recent transactions, taking into account, floor level, facing, renovation done etc.

Different bank will have different standards and criteria when valuing the house. The main purpose of valuation will be to check if there will be any cash over valuation.

The valuations are only indicative valuations for considerations,and usually come with a range. Different banks are using different valuation panels, therefore will have different valuation range too.

Indicative valuation is derived for reference and is not the only consideration for a seller to price their unit for sale. More importantly we need to look into the supply and demand of similar units, the volume of transactions of similar units which is a better indicator on responses from prospective purchasers in the market. The basis of real estate market has not changed where it is a direct result of supply versus demand. Should your unit be the only unit available with no alternative options for the prospective buyers, and priced within their affordability despite your expectations to be higher than past transactions, chances are you will get an offer which is better than what the past transactions have fetched if purchaser has a need to purchase within the time consideration.
