My husband and I are looking for a private condo to stay. I am a first time buyer, my husband is a second buyer and currently owning a private condo.. Would like to know if its possible for us to get the 80%loan under my name and get my husband to be the Guarantor ? If not possible, what is the best solution for our case?

Afternoon,

Under the current ruling, guarantor will need to be added as the owner as well. If you are looking at avoiding ABSD, you will be to get mortgage under sole ownership.

Hi,

The guarantor of the loan has to also put his name into the property ownership. Doing so means your next purchase will be liable for higher ABSD (as its your husband 2nd property), and loan quantum may not be 80%. You can consider paying down the loan for his condo fully first, so that you can qualify for max 80% for your joint 2nd property purchase.

I am afraid to inform you that this is not viable. Only the property owner is able to take up the mortgage.

Maybe you can share more with me how much finances (cash and CPF OA funds) do both of you have on hand and your residency status (singaporean or SPR) so i will be in a better position to advise whether is it better to fully pay up current property and purchase under both names to obtain 80% loan but you will be subject to ABSD.

Or it's feasible or viable for you to purchase alone.
