My HDB MOP ends Sept 2018 and i intend to move into a condo after that.

1. When can i start to contact an agent to advertise the sale of my HDB?

2. When should i start to look for condo? Im aiming Sturdee residences because in-laws staying at Farrer Park area so want to live near them. But by Sept 2028, it is nearing completion and will prices increase?

Hi,

As there's still 1 year before your MOP, it's too early for you to market your unit for sale now. Depending on your location, you may wish to start the marketing process 1-3 months prior your MOP.

As for Sturdee Residences, I'm not sure by Sept 2018 will there still be units left for you to purchase. The chances of sub-sale is also low, as it was launched last year, and the buyers are all subjected to SSD.

If you have strong reasons to move near your in-laws, you may also wish to appeal to HDB to request permission to sell off your HDB earlier than your MOP. Approval will be on a case-by-case basis.

Hi,

1) It is a norm to start marketing a near MOP HDB 3 months before MOP ends.

2) Sturdee residences is a hot property, in fact, there were only 2 types of units available now;
(a) 3 bedrooms for stack 12
(4) 4 bedrooms from stack 8
out of total of 12 stacks, less than 30 units left.

3) As for future prospect of private property, it is confirmed that new project price has to move upward than staying flat.This is observed from the current en-bloc and land bidding is moving that direction. So it is logical that remaining unsold units will move along with the wind.

Hi,

As there's about 1 year to MOP fulfillment, it might be early to market the place. Typically sellers would start to market the place 1 - 2 months prior to MOP met, and also kick start the upgrading plans closer to that. If there are strong family reasons to move nearer your in-laws, you might want to try to appeal to be able to sell before the MOP period is met. Approval is granted on case by case basis and I be happy to assist.

Good afternoon,

We are only eligible to secure buyers for your unit after it have fulfilled MOP requirement or have gotte special approval to sell before MOP. Depending on your case, we can try to write to HDB and appeal for it or wait till around August 2018 before we market your unit. Unfortunately, this would also mean that you can only purchase the intended unit later.

Dear Sir/Mdm,

I will advise you to engage an agent and start actively marketing your unit 2 months before the MOP. Price will definitely increase nearer to TOP as buyers will be more keen to purchase as they can move in almost immediately.

Judging by the enbloc activities and aggressive government land sales program, prices will continue to climb in the near term. If you have a strong reason to upgrade, I would recommend you writing in to HDB to appeal for a waiver of the MOP.
