1) You may buy a condo since you had already passed your MOP.
2) Currently under the latest MAS policy, the maximum loan you can get from a private bank is 75% only.
3) You will have to prepare a downpayment of 25% of which 5% must be in cash and 20% can be cash and/or CPF.

Hi Paul,

1) You may buy a condo since you had already passed your MOP.
2) Currently under the latest MAS policy, the maximum loan you can get from a private bank is 75% only.
3) You will have to prepare a downpayment of 25% of which 5% must be in cash and 20% can be cash and/or CPF.
4) If you are a Singapore Citizen, you have to be aware that you are also subject to an ABSD (Additional Buyer Stamp Duty) of 17% for the 2nd residential property.

1. Yes you can buy a condo however the max loan will be at 75%.

2. Before shortlisting project/unit, I will suggest to check your in principal approval of your loan from banker.

5% Cash = $50,000
20% Cash/CPF = $200,000
BSD (Cash/CPF) = $24,600
ABSD (Cash/CPF) = might apply

Since you have no home loan outstanding, you can possibly be eligible for up to 75% max loan for the next property. However do note ABSD of 17% will apply for 2nd residential purchase.

If you are SC household, you can purchase a condo, however, maximum loan is at only 75%. Do also take note on the Additional Buyer's Stamp Duty applicable as a 2nd residential property.

Hi Paul,

The maximum you can loan now is 75%, no longer 85%.

Do take note that you're liable to pay 17% ABSD for your second residential property purchase.

And if you had utilised CPF fund for your HDB flat, you will need to set aside your Basic Retirement Sum before you can utilise the remaining monies from your CPF-OA for your condo purchase.
