My gf owns a condo (for renting) and we are thinking of selling only when the price is right. What is the best option for us if we were to get married? I understand that I can get another condo under my name to avoid ABSD but does that mean that I am only the one to be able to finance the loan using my CPF? Thank you.

Dear sir,

The best option can only be derived if we are able to find out more about the existing situation, from finances, to existing property details and the short, mid and long term plans before we are able to discuss more.

You are right that if you proceed to purchase another condo under your name, you will be the only person eligible to obtain a home loan using your CPF.

The key question now I am thinking about is what is a right price for your partner's existing condo before letting go? This is probably a choking point in whatever decisions you may make moving forward.

Dear Sir,

It depends on your objective and your overall financial position. You may also want to examine whether your current condo has appreciated in value since purchase and whether the project has reached the full upside potential.

Buying under your sole name means that only your income is being considered for the loan and only your CPF can be used to finance the loan. If your plan is to get a bigger place to stay together after the marriage, then it is good to have an overview of your overall financial position to see whether it will be too stretching to buy under your own name, taking into consideration the rental income as cashflow.

Hi,

1) The principle concept is only the owner of the property is able to apply for financial assistance from the bank, only the owner's property can utilize CPF for it.
2) For your 1st doubt, the price for the resale market is good now. If your gf bought it at the new launch, this should be a good time to harvest the fruit.
3) If your gf bought at the resale market, then this is the best you can see in the later year. Because in the future, although you see the price is still inching up, that is due to inflation and not actual profit anymore.

Yes you're right. If you're the sole owner of the condo, loan will only be based on your sole income, and only you are able to finance the property using your CPF funds.
