My 2BR is around 51sqm at Kovan Grandeur. Been renting out but I want to sell it before the property market gets worse. Father tells me to continue to renting out as it will be difficult to sell for such small unit. Agent has been marketing it for a while now and tells me the market is slow. While I agree the market is slow, I wonder if my father is correct to say that it is difficult to sell my small condo unit.

Please advise me.

Hi, it really depends. As smaller units are generally lower in price and it will suit the budget of many young couple. And to add, I also sold a number of Studio units too.

I will advise you to sell it with tenancy.

While you are enjoying passive income from the rental, market it for sale so you won't have loss of income compared to leaving it vacant.

If your potential buyers are keen to purchase it for own stay, discuss beforehand with your tenants that they might have to vacate if this situation arises. Put this down in the tenancy agreement.

As Kovan Grandeur is a 99years leasehold project, I am afraid to say that your dad is definitely right that as the project ages, it appeals lesser to prospective buyers out there who has a general tendency of looking out for newer projects.

The last transacted unit in Kovan Grandeur was back in October 2014 at $1,262psf for a 570sqf unit on level 3. Is your unit currently tenanted? It maybe a good option to look at selling with tenancy to allow the next prospective purchaser an option to enjoy rental returns initially before moving in.
