Dear James,

There is no right or wrong answer, very much depends on applicability. Investment purpose through rental or capital appreciation?

A tenant or buyer who are afraid of heights will never look at units on a high floor. A tenant or buyer who prefers a high floor unblocked view may be unable to afford a high floor unit thus, will be looking to negotiate the price downwards.

It is an intangible value we are considering, therefore if you are looking to stay in this apartment, I would suggest you to look into what your immediate needs are and how comfortable financially you are for the higher floor unit which is more expensive like what you have mentioned.

Hi Mr. James,

If you are planning to stay there I suggest you go for the unit you are comfortable with, after all the quality of life of family is more important. Since theres plans to stay, perhaps you should look at it as a capital appreciation play, where holding power is more important.

May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

Warm Regards,

Hi James, you may have a problem trying to sell that low floor unit should you decide to dispose it one day.

Hi,

There is no right and wrong here. One man's meat is another man's poison.

I have recommended my investor clients to purchase low floor units for a better rental yield, but some of them still insisted to buy a higher floor unit at a higher price. Their rationale is that in future, it will be easier for them to sell, and at a higher price too.

So, I think you should focus more on your budget. Try not to overstretch yourself to the max, and leave aside some savings for rainy days. Be prudent in your investment, and you shall reap the rewards an investment property can bring you.

Should you need any further assistance in matters relating to property, please contact me at my mobile 9748 6305  . I will be happy to assess and share with you the possibilities for you in the current market.

Thank you.

Best regards,
Robbie Chen
