Is the plot ratio for Canne Lodge exceeded?
The plot ratio is 2.8 according to URA 2008 Master Plan.
The development is 12 storey and made up of 33 units. 3units on each floor from 2nd floor onwards. Each floor GFA is about 3500sqft (1 unit 818 sqft, 1 unit 1250, 1 unit 1420sqft).
Total GFA = 3500sqft * 12 = 42000sqft
Land size based on URA plot ratio = 42000/2.8 = 15000 sqft
Anyone who has been there could see that the land is no way 15000 sqft! at most 8000 sqft.
Is there anything wrong with my computation or it has exceeded the plot ratio?
Thank you.
