Is it true that if you buy a resale condo with selling price lower than bank valuation price, next time when you sell it the new valuation price will be base on your this lower selling price? So in future if i sell this resale condo, the valuation price will be same or lower than my purchase price?

Hi,

Bank Valuation price now will not affect your future selling price, it is only based on current market valuation.

Rather, your future valuation price will be dependent on the market in the future when you decide to sell.

For your question, do not worry about getting it at a lower price now. When you sell your property in the future, the valuation will be based on the market sentiments of the time that you want to sell. Of course other factors such as how much the area you stayed in have grown over the years and also the past transacted prices in the vicinity. So the valuation in the future will not be based on your purchase price or teh current valuation price. If there is a good deal for you, can go ahead and go for the deal.

Valuation of a property is basically how much the property is worth in the perspective of the bank or financial institution that loan you the money for purchase. It is highly dependant on the transactions of similar properties in the area based on the timeframe, on top of the existing physical conditions of the property in terms of renovation done, fixtures and fittings and etc. Therefore should the opportunity to purchase a property below its valuation now, it does not necessary mean that your valuation in future when you plan to sell will be affected.

Nevertheless, it is advisable to share with you that the bank valuation is not necessary the main decisive factor when buyers decide to purchase a property, but just a guideline to ensure that if buyer does like the property, they want to know that banks will be able to provide financial loan. A buyer's perceived value will be more important than a bank valuation in the whole decision making process, especially so when the purchase is made for own stay instead of investment.

Valuation will be based on the prevailing marketing valuation in the future (taking the floor level, house renovation, facing etc into consideration).

So not to worry that if you buy it under value today doesnt unnecessarily mean the property value will be lower or same in future.

But do take these factors in considerations if you buy a resale condo.

1) property age
2) tenureship (freehold or leasehold)

If you buy an old leasehold property (lets per say), the property MIGHT depreciate (not necessarily always the case).
