According to data captured on URA's system, there were 26 condominiums/apartments that were transacted from $550,000 and below in District 14 from January to November 2020. Of this, 20 are located in Geylang.

While its location near to the red light district may deter investors, the low entry price means the average rental yield in Geylang is around 5% on average. A good rental yield in Singapore would be anything above 5%.

As for good tenancy, District 14 is close enough to the city yet not too far away. URA's data showed that there were 4,277 rental contracts from January to September 2020. Of this, 1,470 are 1-bedroom condominiums/apartments that are rented out at an average monthly rent of $1,968.16

You can calculate your rental yield by calculating your annual rent and divide it with your purchase price times 100.

Assuming you had bought a 1-bedroom condominium/apartment for $550,000 and rented it out for $1,968.16, your rental yield would be 4.29%. ($1,968.16 x 12/$550,000 x 100)
