Dunearn 386 is a freehold boutique development of 35 units in District 11, a traditionally in demand location. One thing puzzling me is that prices of recent transactions seems to have stagnated or even dipped a little if we compare to transactions done in 2020 and before.
If you are looking at this project from an investment perspective, perhaps it will be good to know what is a good investment to you, with definitive numbers from entry to exit. D11 has a good supply of freehold homes and will in general compete for tenants and future buyers alike. For Dunearn 386, prices have gone down by about 13% since 2 years ago. If it is for investment purposes with the objective of price appreciation, this may not be the best option that is available in the market currently.
