there might not be any choices up to $500k.

My company is marketing a new mixed development in Bukit Batok, Le Quest. Studio is starting from $538k. Will you be keen to take a look? But you will have to act fast cause cheque collection will cut off at 7pm today.

By the way, do take note of these cooling measures in regards to your second property ownership.

1) if you have utilised cpf oa funds in your EC, you will have to set aside basic retirement sum of $83k in your CPF OA +SA first before you can use the excess CPF OA funds in the purchase.

2) You will be subject to 7% additional buyer's stamp duty as this will be your second property ownership.

    I know Le Quest but is pretty far from mrt. Not want to over stretch because of the 7% ASD.
    1. Will the property market continue to move slow until early next year?
    2. If I need to pay for ASD, do I still need to pay stamp duty (3%-5400)?
    3. I am keen to know more about Parc Rosewood (1 BR) resale. If there are prices about 500k, I will seriously consider to buy.
Dear Sir/Mdm,

You will need to basic stamp duty (3% - $5,400) on top of the 7% Additional Buyer Stamp Duty. Home prices seem to be bottoming up as market sentiments is turning positive with the recent aggressive land bid prices and also increased activities in the collective sales market.

To be honest, with a 500k budget, you probably will not be able to get a good investment product. If the purchased unit is not in a central location or not near to amenities or transportation nodes, you may face issues renting it out and it will definitely defeat the whole purchase of buying an investment property.

In my opinion, you may wish to increase your budget to purchase a better product so that in the long run, you will be holding on to an asset which will appreciate in price!

    Generally, Mickey Mouse unit will not increase much for resale value. So definitely, not want to spend too much on it as the rental also not much different between the ex and ave. My intention is to have passive rental income until I retired and move in the mm unit.

    There are quite a no. of 500k advertisements in the propertyguru app that I can easily contact the agents. I will be glad if any potential and good agent here can take up the challenge. Otherwise, the best time to buy will be the next crisis I suppose.

    Many potential buyers are reading the posts. Agents with good attitudes will have high chances of getting business while lousy agents will be condemned.
