I'm a 34 years old SC single looking to purchase a 1 bedder condo for own stay.
I currently co-own a HDB unit (fully paid and over MOP) which my mother is residing.
I have $30k cash and $70k in CPF OA after BRS now and earning $4.4k monthly. Estimate myself to have another $50 cash + CPF by year end.

My question:
Is there any way(s) I can expedite the buying? As I'm currently renting and paying $1.1k every month. Any suggestions will be appreciated, many thanks in advance.

Hi,

Based on the limited info shared, I think ABSD of 7% is the only issue now. A 1bedder unit say around 600k will mean about 180k funds required for the downpayment and stamp duties. Perhaps you can consider to take out your name from the HDB, but your mum needs to be financially equipped to take over. Just to confirm, you meant 70k in the OA after factoring in the BRS?

Good afternoon,

When you indicated that you co-own the HDB with your mother, I would assume that you have utilized your CPF OA for the monthly installment. Hence, you will need to set aside the required CPF minimum sum before you will be eligible to utilize the balance. However, based on what you have on hand, it might take quite awhile for that to materialize. If your mum is still working and is eligible for housing loan, she can opt to purchase your share on the HDB unit so that you can liquidate your fund.

    The HDB is fully paid. Utilizing $63k of my cpf including interest. I have $70k in OA after deducting the $83k BRS.

    My mother is already 65 years old. There is no balance in her OA. She is still working but low income she just started working for a few months.

    Is she still eligible for HDB loan?

    And in future will there be an issue to inheritance?
