If I sell my condo but after transaction I need to extend my stay for three months( for free); The ownership has already changed so how will the property tax and management fee be handled during the three months? who should pay

It's great hearing from you.

If you intend to request for rent free period from your buyers, this can be discussed with them during the negotiations.

Once there's a transfer of ownership, property tax and maintenance should be borne by the new owners. Their lawyer will settle all these for them.

But do take note that most buyers might want to factor in the imputed rental and costs into the final sale price.

Hi Sir,

The property tax will be apportioned by the lawyer as part of the conveyancing process. As for the maintenance fees, the new owner of the condo will have to pay from the completion date onwards.

The period of extension stay will need to be agreed by both parties during the negotiation process. It is recommended that the agreed arrangement to be put into writing so that your interest is protected.

Hi, after the transaction for the sales of your unit has been completed, the new owner will start to pay for the necessary bills of the unit even though you may still be staying in the unit. Pls take note that at the point of sales and should you request for extension, the buyer would request that you pay the rent as per the market rate or lower.

Dear sir/madam,

The technical consideration is that once the legal completion of the property sale has taken place, maintenance fees and property tax is usually borne by the purchasers, however I had handled 2 cases before where specific instructions were given for the vendors to take care of the maintenance fees as well as the property tax during the 3 months extension without rent. I believe we should strike a win win situation for both vendors and purchasers in such instances and there is no hard and fast rule about it but for the vendor and buyer to compromise on an arrangement which both parties deem beneficial to proceed.
