I think Aaron has touched on something which is very true. When dealing with friends, many times the friends will expect a friendship price, which easily undermines your own interest, unless you do not mind such a scenario to happen.
Otherwise, just like what Aaron has indicated, you may wish to communicate with your appointed salesperson and work out a solution, either mutally agree on the termination of exclusive agreement or provide some form of monetary reimbursements to the salesperson for the efforts and marketing costs incurred throughout the marketing of your property.
