Hi,

It depends on what are the terms inked in the exclusive agreement contract. In your case, working with an agent to negotiate with your potential buyers (even your friends), doesn't necessarily mean your interests are not maximized. In fact, dealing directly with your friend, you may feel obliged to sell at a lower price than attainable, but your agent has no such concerns to do so. He/she can potentially achieve a better price with the expanded pool of buyers, have you considered this factor? Thanks and hope it clarifies, is there anything I can assist further?

Hi, for your info, an exclusive agreement could be cancelled and terminated anytime. And selling to own friends tend to be one of the worst situation arising because friends will usually give a much lower offer than others. Pls feel free to let me know if you need any assistance.

I think Aaron has touched on something which is very true. When dealing with friends, many times the friends will expect a friendship price, which easily undermines your own interest, unless you do not mind such a scenario to happen.

Otherwise, just like what Aaron has indicated, you may wish to communicate with your appointed salesperson and work out a solution, either mutally agree on the termination of exclusive agreement or provide some form of monetary reimbursements to the salesperson for the efforts and marketing costs incurred throughout the marketing of your property.

Exclusive can be terminated with a simple SMS or email but why did you require an agent to assist you in the first place? Are you looking at higher offer? Or someone to assist you to get the legal procedure done smoothly? Or you do not have the time to market it on your own?
As Jack Ma have indicated that selling to relatives and friends are the worst deal to tackle. They will never believe that they are getting the best deal from you. And the worst part is that they will never appreciate the effort that you might have rendered as they might feel that you are up to something no good, at least from the buyer perspective.
